At COCA "as is" is nearly 1500 times more common than "as-is". DCDuring TALK 01:35, 21 May 2011 (UTC)

Use without quotation marks

In the requisite sense, "as is" is often used in quotation marks. Furthermore, "as is" often does not inflect for grammatical number and tense, as in 'the items were purchased "as is"'.

Some searches:
